Montgomery County Hotel Market & Feasibility Study
The Montgomery County Tourism Development Authority (TDA) contracted with Hotel & Club Associates, Inc. to conduct a market and feasibility study for a proposed upper midscale hotel in Montgomery County, North Carolina. The study, completed in January 2025, evaluates lodging trends, market demand, and potential site locations within the county.
Findings indicate a significant level of unaccommodated lodging demand, with many visitors seeking accommodations in neighboring counties. The study suggests that a limited-service hotel affiliated with a national brand in the upper midscale category would be well-positioned for success. Two development scenarios—an 80-room and a 90-room hotel—were analyzed, considering occupancy rates, average daily rates, and revenue projections.
